Standard Terms and Conditions for bookings at Ocean Break, 20 Surf Circle, Tura Beach
All bookings are subject to our Standard Terms and Conditions as follows.
Payment of the deposit constitutes the guest's acceptance of these Terms and Conditions.
If the booking is for the December-January holiday high season, a deposit of 50% is required to secure the booking. For the rest of the year the deposit required is 20%.
Balance of the rental amount must be received in full 7 days prior to occupancy. The owner has the right to cancel the booking and attempt to re-let the property if the balance is not received. If a guest wants to change a booking this must be done by email.
If a cancellation or change is caused by the guest, money paid is not refundable unless the property is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. This agreement may be terminated if these conditions are not observed.
We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:
The Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. The owners reserve the right to refuse access to the property in the event that more than the agreed number of people attempt to occupy the property.
Our approach to letting Ocean Break is to provide a care free holiday for our guests and to that end we absorb the cost of providing linen, towels and cleaning for a person or couple occupying one bedroom and ensuite. We ask that people inform us if they will want to use both bedrooms and bathrooms as then we charge an additional $120 per booking to cover the extra expenses for cleaning and laundry.
Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional charges being levied and/or the agreement being terminated.
Damage and breakages, beyond fair wear and tear, as well as theft and loss of personal property are the guest's responsibility during the stay.
Ocean Break is not equipped to accommodate animals and bookings including animals will not be accepted.
Check-in time is normally 2.00pm at the earliest. On departure the property should be left in a similar state to its condition on arrival.
Check-out time is normally 10.00am at the latest to allow time to prepare the property for our next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental. Noise should be kept to a reasonable level at all times and, in particular, between 10pm and 8am. Guests should abide by any noise abatement order issued by police or any regulatory authority.
Comply with parking regulations and show consideration to neighbours and other vehicles;
Dispose of garbage and recycling in accordance with the usual practice at the property and in the allocated bins, and not leave excess rubbish in common or public areas;
Notify the Owner of any complaints as soon as is practicable;
Minimise their impact upon the residential amenity of the neighbours and local community, including refraining from engaging in any drunken, obscene or antisocial behavior;
Be responsible for the safekeeping and replacement of accommodation keys;
Be responsible for their Visitors;
Maintain the security of the property;
Not use the owners' towels outside the property;
Leave all furniture and furnishings in the position they were in when you arrive;
Not smoke inside Ocean Break.
Variations to these conditions may only be made by prior arrangement with the owners in writing.
