Standard Terms and Conditions

All bookings are subject to our Standard Terms and Conditions as follows.

If the booking is for the December-January holiday high season, a deposit of 50% is required to secure the booking. For the rest of the year the deposit required is 20%. Payment of this rental deposit constitutes the client's acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. Otherwise the owner has the right to cancel the booking and attempt to re-let the property.

If a cancellation is caused by the client, money paid is not refundable unless the property is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

The Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. The owners reserve the right to refuse access to the property in the event that more than the agreed number of people attempt to occupy the property.

Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional charges being levied.

Damage and breakages, beyond fair wear and tear, as well as theft and loss of personal property are the client's responsibility during the stay.

Our approach to letting Ocean Break is to provide a care free holiday for our guests and to that end we absorb the cost of providing linen, towels and cleaning for a person or couple occupying one bedroom and ensuite. We ask that people inform us if they will want to use both bedrooms and bathrooms as then we charge an additional $50 per booking to cover the extra expenses for cleaning and laundry. If a couple decides to use the second bedroom and/or ensuite when it was not included in the booking then an amount of $50 will be due at the end of the stay.

Check-in time is 2.oopm at the earliest.

On departure the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am at the latest, to allow time to prepare property for our next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.

Linen and bathroom towels are supplied by the owners. Owners' towels should not be used outside the property.

Pets are not allowed.

Smoking is not allowed inside Ocean Break.

Variations to these conditions may only be made by prior arrangement with the owners in writing.
